Key facts
- Will consider you
- SBA 7(a), bank term loans, equipment financing, franchise lenders
- Will decline you
- Most lenders when the first location is under two years old or not profitable after owner pay
- Typical cost premium
- Little: expansion loans to profitable businesses price near standard bank rates
- Fastest realistic timeline
- 30 to 90 days for SBA, 1 to 4 weeks for term loans, days for equipment
- What improves odds
- Two years of profit at unit one, a signed lease, a build out budget, a manager in place
Can you get a business loan for a second location?
Yes, if the first location can afford it. Lenders add the new loan payment to your existing debt and ask whether the first location's cash flow covers everything with about 1.25 times to spare, assuming the second location earns nothing for six to twelve months. If it does, approval is likely. If the first location is under two years old, breaks even after your salary, or has a lease ending soon, most lenders will wait.
The honest part: the second location is usually harder than the first. You are not there every day, costs run over, and the ramp takes longer. Lenders have seen it, which is why they want a manager named and a budget with contingency. Run your numbers in the DSCR calculator before you sign a lease.
Which products will consider you, ranked by fit
Ranked by fit for an expansion:
- SBA 7(a): build out, equipment, franchise fee and working capital in one loan, ten year term, 10% to 20% down. The standard for restaurants, salons, gyms, clinics and retail.
- Bank term loans, for businesses with strong financials and smaller projects, five to seven year terms.
- Equipment financing, for the kitchen, chairs, machines or fixtures, which keeps the rest of your borrowing smaller.
- Franchise financing, if unit two is a franchise, through brand programs and SBA lenders familiar with the system.
- SBA 504 or a commercial real estate loan, if you are buying the building rather than leasing.
Which products will decline you, so you stop wasting applications
Merchant cash advances and revenue based lenders will fund an opening, but their short repayment starts before the second location earns anything, so the first location pays for both and usually cannot. Banks decline when the first location is under two years old, shows a loss after owner pay, or carries existing advances.
SBA lenders decline when the cash injection is borrowed, the lease is unsigned, or the projections assume unit two matches unit one in month three. Why loans get denied covers each of these and the fix.

Apply nowHow to improve your odds in 30, 90 and 180 days
In 30 days: build the package a lender wants to see. Two years of tax returns and a year to date statement for unit one, a build out budget with contractor quotes, equipment quotes, a lease or letter of intent, projections for unit two with a slow ramp, and a named manager. Confirm your cash injection sits in your own account.
In 90 days: clean up unit one. Pay down any advance, separate personal spending, and get the statements showing steady deposits. Apply to SBA lenders with the full package.
In 180 days: if unit one was too young, use the time to pass the two year mark and bank a cushion. See business loan requirements for the thresholds lenders use.
What will it cost compared with a standard borrower?
Expansion loans to a profitable business price like any standard loan. SBA 7(a) runs prime plus 3% to 6.5%, with the lowest spreads on larger loans, plus a guarantee fee of roughly 2% to 3.75% of the guaranteed portion. Bank term loans run 7% to 12% APR. Equipment financing runs 7% to 20%. Expect closing costs of a few thousand dollars and, on SBA loans over $350,000, a lien on personal real estate with equity.
The premium shows up only when unit one is weak. A business that cannot qualify for SBA and funds the opening with short term loans and advances pays 25% to 60% APR or factor rates of 1.3 to 1.5, often on top of a first location that is now carrying two rents. Use the SBA loan calculator to see the monthly payment against unit one's profit.
